Mexican Beachfront Property on the Caribbean Coast: The Riviera Maya and Costa Maya

The amazingly beautiful Riviera Maya—the area from Cancún south to Tulúm—constitutes the fastest-growing region in the country. The equally stunning Costa Maya—from Tulúm south to the Belize border—isn't far behind. The government is committed to developing this entire white-sand, emerald-sea coastline into the biggest tourist destination in the country. Already, it's home to several thriving tourist regions. And this government knows what it's doing. Pave the roads, run the electrical lines, and the tourists will follow. It worked in Cancún. Now it's following the same plan in the Riviera Maya and Costa Maya areas.

Along the Riviera Maya, the 100-mile-long coastal stretch between Cancún and Tulúm, beachfront real estate prices are a bit higher the closer you are to the high-traffic tourist areas of Cancún or Playa del Carmen. In Playa del Carmen, for instance, quarter-acre oceanfront property lots can go for up to $900,000, whereas comparable lots in Tulúm go for only $250,000 to $300,000.

But is the window of opportunity in this area closed entirely? Well, if it's bargain-basement beachfront you're after, the answer is, unfortunately, yes. But are the prices now on a par with what you'd pay in other Caribbean destinations? The good news is not yet, but we do predict prices in these areas will continue to go up, and eventually meet—if not exceed—the levels you'll find in comparable locations.

Beachfront Real Estate in Mazatlan

Mazatlan is one of Mexico's oldest and most famous vacation and retirement destinations, built on the reputation of the world-class deep-sea fishing to be found along the coast, and the 16 miles of beaches running north from town. Located on the Pacific Ocean side of Mexico, this is where the jungles meet the ocean, and the bays couldn't be lovelier.

Although some of the country's larger beachfront developments may have stolen Mazatlan's thunder, it still has what it takes to charm a visitor's heart and pique the interest of a potential full-time resident. It's a wonderful blend of a beach town with a distinctly Mexican flavor.

In general, beachfront and ocean-view property prices in Mazatlan are much less expensive than in Mexico's other popular resort towns. And unlike other resort towns, this is a place where you can actually live without tripping over tourists.

Another advantage to living in Mazatlan is that it's easily accessible from the U.S. Most expats who live here make the drive in their own vehicle, crossing the boarder at Nogales, Ariz. From there, the good-quality, four-lane Pan-American Highway goes directly to Mazatlan. Major airlines also fly directly into Mazatlan from the U.S.

Beachfront Property on Isla Mujeres

Interested in island living? Isla Mujeres, located due east off the Yucatan Peninsula and just a ferry ride away from Cancún, is a pretty, relatively unspoiled little island. Some people would not agree with that statement—especially those who remember the Isla Mujeres of 20 or 30 years ago—but we still find it refreshingly laidback. The most popular form of transport is the golf cart, and no cruise ships will ever dock here because the harbor is not deep enough.

Spend your days relaxing on a powder-white beach, snorkeling in the crystal-blue waters, or just lounging in your hammock; and at night, sample the wide variety of food offered in the island's restaurants.

The island offers the laidback lifestyle while also being just 15 minutes away from all that Cancún has to offer in the way of shopping, entertainment, medical and dental services, and more. If you are thinking of Isla Mujeres for your Mexican beachfront property, you'll have to be quick. The word is out on this idyllic location.

As this is only a small island, beachfront properties can be difficult to find, although there are a number of condominium developments that offer that ideal beach view.
