Puerto Escondido is one of my very favorite Mexican beach towns on the Pacific Coast in the state of Oaxaca. There, I found a luxurious four-bedroom, three-bath oceanfront home for $480,000. A two-bed, two-bath penthouse condo in the best-located and most elegant oceanfront complex in town is currently selling for $240,000. I found an attractive one-bedroom condo with a studio, a sizeable terrace, and a sparkling ocean view for just $69,000.

Affordable Beach Pick #2: Southern Costa Rica
In Costa Rica, my favorite spot is the southern coast, between Dominical and the Osa Peninsula. There’s a lot of national park land, so it can be difficult--though not impossible--to find properties on the ocean here. Quarter-acre ocean-view lots list from $50,000. A 2,000-square-foot home with a guest house and a swimming pool on a five-acre lot with expansive ocean views just sold. Asking price? $495,000.
Affordable Beach Pick #3: Panama City
If small towns aren’t your thing, the bustle of coastal Panama City might suit you. I know of a stylish 1,100-square-foot, two-bedroom, two-bath condo on the 17th floor of a new building that comes beautifully furnished and with views of both the city and ocean. It’s perfectly located in the quiet San Francisco neighborhood. (A great rental location if you’re looking for an income property.) And it comes with a 19-year property tax exemption. Move-right-in price just $167,000.
