I Can't Decide--Which of These Brazil Beach Houses Would You Choose?

During my recent trip to Fortaleza, Brazil--for our Global Real Estate Investment Forum--it occurred to me: There are actually two types of Brazil beach house in Fortaleza.

Which one would I rather own? That's a tough question.

I'm a city guy, so having a brand new, ultra-modern condo right on Fortaleza's action-packed oceanfront malacon appeals to me. A real estate project called Landscape caught my eye. It’s right across the street from the city beaches, and there are more restaurants, night clubs, sea-side cafes, and craft markets within walking distance than I could count. It's modern, upscale, and it's right in the center of Fortaleza's oceanfront action. You could buy here for $106,000.

But my nature-loving side fell for a village called Morro Branco. It’s just a few miles east of the city, where the beaches are wide and white and bordered by magnificent red cliffs. On top of the cliffs a project called Areias Coloridas Resort is going up. From up there you command an unobstructed view of miles of perfect Atlantic Coast beach. A short walk into the village and you have your choice of beachfront seafood restaurants and bars, along with a lifetime of wind surfing, sail boating, or riding the beach in dune buggies. You could buy here for $94,000.

The other day, I talked about this with my friend Ronan McMahon, editor of Real Estate Trend Alert, and he wondered why I needed to choose at all.

"With the financing available at both those projects," he said, "and with the rental potential in and around Fortaleza...you could easily have them both with very little up front cost."

Leave it to Ronan to see the big picture. This is the guy who actually hammered out special financing deals at both these projects. For example, at Areias Coloridas Resort, he arranged to have pre-release units made available exclusively to members of his Real Estate Trend Alert service at special members-only pricing and terms. At the official launch for this project, in August, prices are expected to be up to 20% higher than members paid. And the financing terms are incredible... a 1% down payment and monthly payments of 1%.

Which makes his question--why choose at all?--a good one.

Especially since he's done much the same thing with Landscape, the Fortaleza city project. Again, he's worked a deal to lock down a limited number of pre-release units at special members-only pricing well below the initial public-release price, with the same simple financing terms... 1% down and 1% per month.

Add to this mix the fact that Fortaleza is not only the most popular vacation destination for Brazilians, but will also be one of the Brazilian host cities for the 2014 World Cup, and the rental potential for both places is obvious. That means you could own money-making units with great appreciation potential in both a city and on a nearby beach with very little upfront money.

So I take Ronan's point... if you're interested in Fortaleza, either for living or investment, there is really no reason to settle for just one location. With the bar of entry so low and the rental potential so high, having a place in the city and one just down the beach isn't just possible... it's practical.
