Beachfront Land on Uruguay’s Last Beach Frontier

This stretch of beach is a rare find. In fact, I had to travel the Uruguayan coast to within a few miles of Brazil to find it.

It’s rare for two reasons. First, it’s “pure beachfront.” That is, private property that goes right to the beach. Typically in Uruguay, there is a beachfront lane called the rambla between the beach and the first private property, which is how they keep the beaches open to the public. Second, properties directly on the beach—when you can find them—normally cost many times more than this one did.

When it comes to beachfront buying or investing in Uruguay, the final stretch of coast before the Brazilian border could be the “next big thing”…maybe even the “last big thing”. There are a few reasons for this.

Most notable is that this coastline—in the Uruguayan department of Rocha—is unquestionably the most beautiful in Uruguay. The white-sand beaches are wide, and are usually bordered with rolling dunes that give the beach a very private feel. Also, the waters in this part of the country are normally a deep blue…noticeably bluer than they are as you get close to Argentina to the south. Finally, this part of Uruguay is relatively undeveloped, and the land prices are far less than you’d pay in the more populated areas closer to Punta del Este.

And for quality developments, the market here has potential. International developers (and North American purchasers) are now buying in places that were outposts just a few years ago; places like La Paloma and La Pedrera. And many real estate specialists believe that there’s a large Brazilian market potential for the right kind of project, due to Brazil’s proximity.

But what really caught my attention while researching the brand new Uruguay Owner’s Manual was a property that I’d call a real “outlier”. A property that’s selling for well below similar properties within just a few miles.

It’s a beautiful 123-acre parcel (50 hectares), with an amazing 380 meters of frontage on one of the nicest beaches I’ve seen…the one shown in the photo above. The asking price is $500,000, which is an amazing $4,050 per acre…or just $1 per square meter.

What’s more, the property is only 12 miles from the Uruguay-Brazil border town of Chuy. This town is a shopping magnet for all of Uruguay, thanks to the duty-free stores. You can get everything you need in Chuy…and most of it tax-free.

But make no mistake—this is off the beaten trail. Access is via a dirt road. And while it is not far from town, this property is more than three hours from the international airport in Montevideo.

But then again, the tranquility is part of what makes this area so desirable.

Whether you’d like to own a large, remote stretch of beach all to yourself…or develop a project…or divide it up among a handful of friends…I don’t think you’ll find a more beautiful or affordable place to do it in Uruguay than here in the north.
