Day 2 - Crisis Creates Opportunity: Make Money No Matter Your Situation

There are two compelling reasons to be a real estate investor:

1) You have money to put into a secure investment.

2) You have no money to put into a secure investment.

That’s sinking in now, after the second day of the International Real Estate Investment Forum (going on now) in Fortaleza, Brazil.

As I told you yesterday, the deals here are flying fast and furious. I’ve already told you about some of them and in a moment I’m going to fill you in on the best one--a deal that can be done even if you have very little money. Sound intriguing? Keep reading…

I’m Suzan Haskins and I’m your conference insider, reporting from the International Real Estate Investment Forum. As I mentioned when I signed off yesterday, I’m on information overload.

There have been somewhere near 50 general session and workshop presentations here. There was a get-together dinner the first night and a cocktail party last night. Another is planned for tonight. Tomorrow we hit the road to visit local real estate projects. So I apologize in advance if I seem a bit addle-brained right now. My head is swimming with facts, figures, and detailed information about countries, markets, projects, and opportunities.

There’s no way I can tell you everything we’ve learned here.

But let me give you some of the highlights…the buzz among both speakers and those in the audience is about the best ways to diversify out of the U.S. dollar. If and when the U.S. economy begins to recover, it’s widely believed, the dollar has a long road ahead of it. That’s not hard to understand given the announcement earlier this week about General Motors filing for bankruptcy protection.

So it’s easy to understand why savvy people might want to hedge their bets when it comes to the future of the dollar. But most of us need a little guidance when it comes to currency diversification. It’s not something that’s encouraged by the government or the typical financial advisor, after all. And that’s understandable, as Larry Grossman told us today. The government believes it’s entitled to your money and the financial advisors can’t figure out how to make much money on you when you take your money overseas. Nor do most of them have the knowledge base to advise you about non-dollar opportunities.

Pension Plan--Use Yours to Invest in Foreign Real Estate

If you’ve attended an International Living conference in the past, you’ve probably met Larry Grossman. He’s the managing director of Sovereign International Pension Services and he now concentrates on helping his clients use their IRAs and pension plans for foreign investments.

Larry is also a financial planner, but he’s turned that side of his business over to his partner, Greg Adams, who also spoke to us today about the potential of offshore annuities and other foreign investment vehicles.

Larry is now concentrating pretty exclusively on custom-designed retirement plans. As far as he knows, he says, his is the only financial advisory firm that’s become an IRA custodian--and was the first one to purchase foreign investments with IRA funds.

Larry said his goal today was to scare us. And that he did, with talk of U.S. government plans to restrict our investment options, impose mandatory contributions, and enforce 100% exposure to the dollar.

“Basically the government will be investing your retirement money in treasury bonds whether you like it or not,” he said.

So, Larry said, it’s more important than ever to act now to invest your money as you see fit and diversify out of the dollar while you still can.

And then he got specific. You can use your IRA to buy real estate--domestic or foreign--but you need to have the structures and processes in place before you go shopping. In fact, Larry told us six things you can do with your IRA that the majority of us don’t know about. (But we do now, of course.)

I have to tell you, after Larry’s presentation I wondered why anyone wouldn’t take their IRA offshore? It just makes sense--and can also be a way to mitigate your tax burden if you do it right.

Today, for example we also heard from Rainelda Mata-Kelly who told us about opportunities in Panama. She believes the global economic crisis was a blessing in disguise for Panama. It’s slowed down the real estate boom there to tolerable (and safer) levels she says, and brought prices down to a more realistic and reasonable level.

And big-money interests are as keen about the country’s potential as ever, Rainelda stressed. The Hilton Hotel chain has announced it will build four new hotel properties there and new President Martinelli advocates building a subway system to alleviate city traffic.

One of my favorite presentations of the day was about opportunities in Ecuador, a country dear to my heart. (I lived there in 2001-2002.) Lee Harrison profiled several properties and projects on the Pacific Coast that he feels are worthy of investor attention.

Ecuador--Flip Oceanfront Property for 48% Gains

Anyone interested in developing large tracts of oceanfront land can do very well here. And an individual investor, for instance, can pick up a five-bedroom/three-bathroom oceanfront home for $150,000 (or less…that’s the asking price) and put $18,500 in renovations into it. (Always the detail main, Lee actually solicited bids on this.) He predicts you could then flip the property for $250,000--a healthy profit.

But the highlight of the day was Ronan McMahon’s special invitation-only luncheon for his Real Estate Trend Alert members. He had promised a special investment deal and he more than delivered on that promise.

“As we all know, crisis creates opportunity,” Ronan said. “In order to create momentum and reduce their risk, developers are now more willing to deal than ever before. As a group we have tremendous buying power.”

That’s why, Ronan said, he’s been able to negotiate pre-launch pre-construction deals in the Fortaleza market that are 10% - 15% discounted from the price offered to the local market.

But the deal he announced at lunch today has even better terms than that. (As I mentioned yesterday Ronan is writing a special White Paper for his Real Estate Trend Alert members that explains all the details of this deal.) Essentially, it’s a project offered by the operator of some of the top hotels and resorts in northeastern Brazil.

This group is building a new oceanfront resort just less than an hour’s drive from Fortaleza. (In yesterday’s dispatch I mentioned all the reasons Ronan is so keen on this area…a huge growth in tourism and a chronic shortage of both hotel rooms and short-term rental accommodation are contributing factors.)

Ronan has negotiated a special pre-launch deal on condos at this project of 2,500 reais ($1,290) per square meter. When the project officially launches to the public on Aug. 20, the price will be 3,300 reais ($1,700) per square meter.

Total cost will be about $70,000 for a 600-square-foot unit. Get in now and your investment should grow by 20% - 25% in just two short months when the project is officially launched.

But, as they say…there’s more. You can get in for just 1% down…less than $750. You’ll pay 1% per month during the build. On delivery you can obtain developer financing of 1% per month plus interest. Sell your unit and walk away with the gains or hold onto it and rent it out. As Ronan says, this may be the most lucrative rental market he’s seen…and it shows no signs of slowing down--the Fortaleza area is the most popular tourist destination in Brazil.

This and the other deals we heard about at the International Real Estate Investment Forum are the opportunities of the year. Why am I so sure?
