The Croatian real estate market has matured over the last few years. Prices appreciated rapidly as Europeans came in and bought coastal properties and farmhouses to renovate. The expectation was that there would also be new construction, but new development was stalled for several years as the government revamped its planning approval process. While the government was fine-tuning the rules, the only new homes available were small apartment buildings that were outside of the planning requirements.
Today, the options for new construction have multiplied, and buying pre-construction is again an option for investing on the coast of Croatia. While you can buy with the idea of flipping before closing, it probably makes more sense to hold onto your apartment and rent it out.

Along the southern Pacific coast of Nicaragua are rocky outcrops and pounding surf. Although frequently compared to the coast of Southern California, this doesn’t do Nicaragua’s Pacific coast justice in my mind. The wave breaks along this stretch of the Pacific attract surfers from all over the world…dramatic rock formations and ridges present unparalleled ocean vistas…and the brilliant scarlet and orange sunsets are truly jaw-dropping.

One rule for investing in real estate overseas is to buy what you like, whether it’s beachfront condos or old farmhouses. This rule can become problematic, though, when you become emotionally attached to a place...when you like the idea of the property so much that you don’t want to sell it, even though your appreciation might have peaked and your money could be better invested elsewhere.

There are more than 24,000 condos listed for sale in Miami, according to the Florida Association of Realtors. They say that is a five-year inventory...but with another 19,000 units coming online in 2008, it seems like it’ll be closer to 10 years before that market reaches equilibrium again.

Every time I take a trip near a coast, no matter what country I’m in, I try to see what type of beach house I can buy for $100,000. These days, it’s getting hard to find any type of house near the beach for that price.
But because the cost of land is low in northeast Brazil, and the cost of construction so affordable, you can buy a lot and build your own beach home here for less than $100,000.
