A friend is investing in a pre-development real estate deal in Panama. It’s his first foray into international real estate, and he’s taking his due diligence seriously. He’s had his attorney in the U.S. look at the contract, but that attorney doesn’t do real estate law, so he passed it along to another attorney who does. However, this real estate attorney doesn’t know anything about Panama or the British Virgin Islands, where the holding company for the development resides, so he passed the contract on to an attorney who does deals in the British Virgin Islands.

This area (around Fortaleza) represents the best beachfront buy on the planet right now: beachfront lots for $30,000; second-tier ocean-view lots for $16,000; sea-view two-bedroom, two-bathroom condos from $83,000. You can even build your own luxury home with a pool on an ocean-view lot and still have change from $100,000.

The Croatian real estate market has matured over the last few years. Prices appreciated rapidly as Europeans came in and bought coastal properties and farmhouses to renovate. The expectation was that there would also be new construction, but new development was stalled for several years as the government revamped its planning approval process. While the government was fine-tuning the rules, the only new homes available were small apartment buildings that were outside of the planning requirements.

Today, the options for new construction have multiplied, and buying pre-construction is again an option for investing on the coast of Croatia. While you can buy with the idea of flipping before closing, it probably makes more sense to hold onto your apartment and rent it out.

Along the southern Pacific coast of Nicaragua are rocky outcrops and pounding surf. Although frequently compared to the coast of Southern California, this doesn’t do Nicaragua’s Pacific coast justice in my mind. The wave breaks along this stretch of the Pacific attract surfers from all over the world…dramatic rock formations and ridges present unparalleled ocean vistas…and the brilliant scarlet and orange sunsets are truly jaw-dropping.

One rule for investing in real estate overseas is to buy what you like, whether it’s beachfront condos or old farmhouses. This rule can become problematic, though, when you become emotionally attached to a place...when you like the idea of the property so much that you don’t want to sell it, even though your appreciation might have peaked and your money could be better invested elsewhere.
